The building is designed to enhance ground-floor activation and pedestrian access, addressing concerns from neighbors, including the nearby Unitarian Universalist Church. A generous setback creates a public plaza with potential art and shaded areas, offering greater separation than required by code. With a 22-foot double-height ground floor and open space, the design reduces visual mass and adds a mid-block pedestrian connection.
