1040 S. Brickell is an 80-story mixed-use tower defined by its striking hourglass silhouette and expressive structural exoskeleton. The tower tapers at the center before flaring outward at the podium and crown, emphasizing verticality and dynamic form. The exoskeleton shifts as it rises, integrating angled balconies within its voids, reinforcing the sculpted profile while providing functional outdoor space. Copper-toned perforated panels wrap the parking levels in folded, textured patterns, echoed in the faceted crown’s geometric screen. Floor-to-ceiling glazing with copper-hued mullions and defined slab lines create a rhythmic façade. At ground level, a recessed entry, double-height retail, and bronze detailing extend the architectural language from base to summit. The project includes 250 condominiums, 48 condo-hotel units, 100 hotel rooms, restaurant space, and 322 parking spaces.
