The Four Seasons Mixed-Use Tower in Miami rises 64 stories and integrates a 220-room hotel, 186 residences, timeshares, seven floors of office space, a 40,000 SF fitness center, and a 300-car garage above grade. As Miami’s first true mixed-use urban residential high-rise, the project presented the challenge of fitting a complex program into a single tower form—at a height not previously built in Florida. The structure had to withstand high tropical winds with minimal sway to ensure residential comfort on upper floors, requiring a robust core. All utilities and parking were raised above the flood plain, shifting the open space to the top of the podium. Clad in soft blue glass and reflective silver metal, the tower reflects the intersection of sky and water. A stone-clad base activates the street with retail and supports a 65,000 SF rooftop pool and garden terrace. The office program fronts Brickell Avenue, anchoring the tower in Miami’s urban core.
