Tower 36 is a 47-story, 922,000-square-foot Class A office tower that draws inspiration from its prime location overlooking Biscayne Bay and Miami’s Design District. The tower’s sculpted, tapered form introduces a sense of movement and lightness to the skyline while revealing outdoor terrace floors on each level.
The building’s textured podium integrates ground-floor retail along 36th Street and conceals parking levels behind a naturally ventilated screen. Local murals and lush landscaping activate the pedestrian experience, while rooftop gardens, restaurants, and tenant amenities bring vibrancy to the podium level.
Light bronze soffit accents, reminiscent of Miami’s palm canopies, and a refined curtain wall composition contribute to the tower’s distinctive character. The project establishes a new benchmark for contemporary office design in Miami, blending architectural elegance, urban connectivity, and upscale workplace environments.
