Ice Condominiums

This project responds to strict zoning, setback, and view corridor regulations on a tight, trapezoidal lot. By elevating program spaces and placing parking at grade, ODP maximized ocean views—21 of 23 units face the Atlantic. A layered façade expresses the interior hierarchy, while corner terraces with sunshades extend toward the sea.
